Inspection trips
Going on a inspection trip is the absolute best way to find the right home and to purchase securely and directly from the construction company. We will show you our project and the current supply of housing available according to your wishes. Our programs are four days to a week long where you will stay in one of our homes for free. Viewing trip is FREE if it result in a purchase order. In that case we will repay your ticket cost for two people (max 1000 EU). Viewing trips are tailored almost always depending on the preferences you have. You are free to book a trip with an optional travel agent if you want. Then - in good time before departure, please contact us and provide us with the information we need to arrange your viewing. You will then receive a confirmation from us as to when the display is to take place.
Tapu
In order to obtain title deeds (Tapu) on the property, an application must be submitted to the regional Tapu office where the property is located.
What is ISKAN?
ISKAN is a testament to area / room all properties must have. This document is provided by the municipality and shows that real estate has received all necessary approvals and is used for residential purposes, and that you get to stay there permanently. ISKAN also required for new registrations of electricity and water.
Buying property in Turkey
Since 2003, it is permitted for foreign citizens to buy property in Turkey! Elite Home helps you all the way with the process of buying property securely and safely in Turkey. The buyer receives a Tapu signed by the official Tapu office belonging to the municipality. Land registry administered by the Tapu office, the name of the owner changed in the registry by buying property. For this you need your ID card, four passport photographs, and you need to give us the name of your father (Turkish habit). A certified translator must be present on site, which is provided by Elite Home. Note that the deed - Tapu can not be provided through "friends", lawyers or notary. The only way to get it is at the Tapu office. Of course we will also help you with this and any other documents from e.g. the Tax goverment, etc.
Down payment of 10% of the property price paid in Turkey at the contract signature and is therefore essential to have in form of check or debit card! If down payment amounts is more than 2500 Euro the remaining amount can be paid by your bank trough money transfer in euro. Contact your bank for details before traveling. If you want to reserve a residence, then you need to pay 5% of the mortgage value as down payment, or at least 3000 Euro. We can arrange credit through Turkish banks but we recommend Scandinavian banks or other banks you have, because the interest on the loan is usually lower. Do not forget to contact us for free advice, when you booked biljet, or for legal / financial issues.

It is not mandatory to learn the language because the places where we operate in general also speak - English, Swedish, German, Russian and more.

There are many flights to and from major European airports to Antalya during the whole year. New airport in Gazipasa has also opened and from that, it is only 30 minutes transfer.
Health / medical care in Turkey
The Turkish healthcare works with three types of hospitals: public hospitals, university hospitals and private clinics. Public and private hospitals meet international standards in terms of equipment, quality and expertise. Most hospitals have agreements with international insurance companies.
What are the most important things to consider before you buy property in Turkey?
There are no legal obstacles to a foreigner, buying a property, except a few exceptions. The biggest thing you should be aware of is that if the property is within a range of 400 meters to a military area, you will not officially own the property (ie no title deed). All purchases by foreigners are sent to military purchases for a inspection. Our company Elite Home has made a full inspection and a check with ia Turkish Tax Goverment, before the properties put on the market. But if you want to use an attorney, we can give you advice and a list of independent lawyers.
Why is a military permit required?
The consent of the military authorities certify that the property is not in a military barricade or security zone. This is just a formality.
Are there any international banks in which you operate?
There are many international banks where we are. Elite Home cooperates with the largest established Turkish and European banks.
How long does it take before my deed / proof of purchase is completed?
It takes about 1-3 months for you to have your title deeds from the day you buy a property in Turkey. The main reason for this is because the official paper from the purchase will be sent to the military, for a final inspection.
Insurance?
You can purchase home insurance in Turkey. There are many major insurance companies. The building is insured by the construction company and often even the apartments are insured the first two years. Your home insurance covers for your equipment (furniture, etc.).
What about inheritance of properties?
Unless otherwise stated, if something happens to title deed holder, property is automatically inherited by husband/wife or by children. To make changes to the title deeds requires legal assistance.
Can I take the money back to my country if I sell my home?
Yes, there are absolutely no limits for you to take your money back to your home country, except for the capital gains tax that you will eventually have to pay.
Do I have to pay capital gains tax if I sell my home?
Under Turkish law, you do not have to pay capital gains tax if you sell your home after at least 5-year ownership.
What are the local taxes I have to pay?
There are some local taxes to be paid 2 times a year but they are minimal comparatively to most European cities.
Can I rent out my property?
It is of course possible. If you do not live permanently in your home, you can rent it out when you are not staying there. It is also a good source of income.
Are there any additional costs that come with the purchase of property?
In addition to the title fee there are no other hidden fees. The price you see is the final price.
Can I invest in more than one property?
Yes, there are no restrictions on how many properties you may own in Turkey? Elite Home also helps in the purchase of businesses, hotels and more. One can invest with a guaranteed good return, through business or as an individual.
